New Ground Living is a portfolio of residential rental properties managed by New Ground Property Management Limited, a subsidiary of New Ground Capital Limited. Our business model is common overseas but is new to the New Zealand rental market. We believe in a mutually beneficial relationship between the landlord and tenant that values long tenure and professional maintenance of quality homes.
We are presently renting homes in Hobsonville Point and Whenuapai in Auckland and at Toru Apartments in Queenstown.
Many New Zealand renters are not getting a fair deal with poorly maintained housing, little security of tenure and skyrocketing rents. New Ground Living is changing this for the better. We treat our tenants as our valued long-term customers by offering quality new or near-new properties, close to schools and transport, that can be rented for terms of 3 to 7 years! We can accommodate early releases from your tenancy; rental increases are agreed at the start of your tenancy; and we have ongoing maintenance programs. It’s renting as it should be.
Our properties are a mixture of apartments and houses. They have all been built recently and to the highest standards. We ensure that all our rental properties comply with the Healthy Homes Standards and are safe and warm places for our tenants and their families to live in and call home.
Our objective is to provide security of tenure for renting households by providing leases between 3 and 7 years. We have also agreed longer lease terms for employers to provide continuity of housing for their staff. Should your circumstances change, we can release you from your lease with 90 days notice (with no penalties).
In most cases we review the rent annually with any increases being calculated only in line with the CPI (Consumer Price Index). On the third anniversary of the start of the tenancy we look to reset the rent to the market market rate. This provides are tenants with some certainty as to the rent levels for the initial 3 years of their term.
Yes, we will grant requests from our tenants to end their lease early with 90 days’ notice.
Yes, the terms of each Tenancy is set out in a Lease Agreement. The Bond will be held and released by Tenancy Services in line with New Zealand law.
Our website is regularly updated with available properties. You will be able to search using a number of filters to narrow your search and you can also sign up to our database and register your interest in renting from us. You will receive regular (but not too frequent) updates from New Ground Living.
New Ground Living goes to great lengths to make sure that our properties are comfortable, healthy and secure homes. This means that we not only need to ensure that our tenants will value and look after their rental homes, but that they will also be good neighbours and community members.
We therefore require your permission to complete of credit, criminal history and prior landlord checks as part of our initial application process. Also, to ensure that your home will not become a financial burden, we also require evidence that your gross monthly household income.
All of our properties and tenancies will be professionally managed. We will assign a locally based property manager to assist with the on-going enjoyment of your home. We have a dedicated 24/7 New Ground Living 0800 customer service number meaning that any issues can be attended to quickly.
Our aim is enable our tenant families to make our house their home, so we will do our best to accommodate pets, subject to an approved Pet Application Form.
All our properties are new or near-new with quality finishes and high specifications. But should you want to make minor modifications around the home, we will do what we can to accommodate these. Of course, it’s not always going to be possible to accommodate every request, but our starting position is “let’s see if we can say yes”.
Yes, absolutely. We prefer paperless and all want less admin, right? Automatic Payments should be set up at the outset of the tenancy.
